Position Title: Daytime Maintenance Technician
Department: Maintenance / Facilities
Reports To: Facilities Director
Pay: $35.00 – $40.00 per hour
Position Summary
The Daytime Maintenance Technician is responsible for the general maintenance, repair, cleanliness, appearance, and upkeep of buildings and grounds owned or operated by Warren County Fiscal Court. This position performs routine and preventative maintenance at County facilities, including but not limited to the Warren County Courthouse, Justice Center, administrative buildings, and other County-owned properties.
The position requires a dependable and skilled individual with experience in facility maintenance and a strong working knowledge of HVAC and electrical systems. The successful candidate must be able to work independently, prioritize multiple maintenance needs, respond to requests in a timely manner, and maintain a safe, clean, and professional environment for County employees, elected officials, visitors, and the public.
Essential Duties and Responsibilities
The following duties are representative of the position and are not intended to be an exhaustive list:
- Perform routine, preventive, and corrective maintenance on County-owned buildings, grounds, equipment, and facilities.
• Maintain the interior and exterior of the Warren County Courthouse, Justice Center, administrative offices, and other County facilities as assigned.
• Perform building maintenance activities including HVAC, electrical, plumbing, painting, carpentry, and minor mechanical repairs within the employee’s training and qualifications.
• Inspect buildings, grounds, equipment, and building systems to identify maintenance, repair, or safety concerns and report findings to the Facilities Director.
• Troubleshoot HVAC, electrical, plumbing, lighting, and other facility-related issues and perform repairs as appropriate.
• Replace light bulbs, filters, batteries, fixtures, hardware, and other routine maintenance items.
• Repair or replace doors, locks, hinges, handles, ceiling tiles, walls, flooring, and other building components as needed.
• Maintain sidewalks, entrances, parking lots, landscaped areas, and other exterior portions of County property.
• Mow, trim, weed, mulch, plant, and perform other grounds maintenance activities as assigned.
• Remove leaves, branches, trash, snow, ice, and other debris from County facilities and grounds.
• Safely operate hand tools, power tools, lawn equipment, maintenance equipment, vehicles, and other machinery required to perform assigned duties.
• Set up and tear down tables, chairs, equipment, and other materials for County meetings, events, and activities.
• Assist with moving furniture, equipment, supplies, and other materials within County facilities.
• Coordinate with contractors and service providers as directed and assist with access to County facilities.
• Maintain records of maintenance activities, repairs, inspections, inventory, and supplies as required.
• Monitor inventory levels of maintenance supplies and notify the Facilities Director when replenishment is needed.
• Respond to urgent maintenance issues, facility emergencies, and severe weather events as directed.
• Maintain assigned work areas, tools, vehicles, and equipment in a clean, safe, and orderly condition.
• Follow all County policies, procedures, safety requirements, and applicable federal, state, and local regulations.
• Maintain confidentiality and professionalism while working in secure and public facilities.
• Provide courteous and professional service to County employees, elected officials, contractors, visitors, and members of the public.
• Perform other duties as assigned.
Required Knowledge, Skills, and Abilities
- Knowledge of general building, grounds, and facility maintenance practices.
• Working knowledge of HVAC systems, electrical systems, plumbing, and general building mechanical systems.
• Ability to troubleshoot and diagnose HVAC, electrical, and other facility-related maintenance issues.
• Ability to safely operate hand tools, power tools, lawn equipment, and other maintenance equipment.
• Ability to identify maintenance problems and determine appropriate corrective actions or when outside contractor support is required.
• Ability to read and follow written and verbal instructions, equipment manuals, and safety procedures.
• Ability to prioritize work assignments, manage multiple tasks, and complete work in a timely manner.
• Ability to work independently with limited supervision while maintaining a high level of accountability.
• Ability to communicate effectively and maintain professional working relationships with employees, supervisors, contractors, and the public.
• Ability to maintain accurate maintenance records and documentation.
• Ability to safely respond to urgent maintenance situations and facility emergencies.
• Dependability, punctuality, sound judgment, and attention to detail.
Minimum Qualifications
- High school diploma or GED required.
• Minimum of two (2) years of experience in building maintenance, facilities maintenance, commercial maintenance, HVAC, electrical work, or a related field required.
• Working knowledge of HVAC and electrical systems required.
• Valid driver’s license required.
• Must be able to successfully complete any background screening required for the position.
• Equivalent combinations of education, training, and experience may be considered.
Preferred Qualifications
- Experience maintaining commercial, municipal, government, courthouse, or institutional facilities.
• HVAC certification, vocational training, or related HVAC experience.
• Electrical maintenance or troubleshooting experience.
• Trade school training, certifications, or licenses related to HVAC, electrical, plumbing, carpentry, or building maintenance.
Physical Requirements
The employee must be capable of performing the physical requirements associated with general building and grounds maintenance, including:
- Standing and walking for extended periods.
• Frequently bending, stooping, kneeling, crouching, reaching, and climbing.
• Working on ladders and elevated surfaces.
• Lifting, carrying, pushing, and pulling equipment, tools, materials, furniture, and supplies.
• Repeated use of hand tools and power tools.
• Working indoors and outdoors in varying weather conditions.
• Working in confined spaces or other areas that may be difficult to access.
• Safely performing tasks that may require moderate to heavy physical exertion.

Working Conditions
The employee will work in a variety of environments, including offices, public buildings, mechanical and utility areas, outdoor grounds, parking areas, and other County facilities. The position may involve exposure to dust, dirt, noise, cleaning products, outdoor temperatures, precipitation, and other conditions normally associated with building and grounds maintenance.
The employee may occasionally be required to work outside normal daytime hours, including evenings, weekends, holidays, or during emergencies, severe weather, facility issues, or other circumstances requiring immediate maintenance attention.
Safety Responsibilities
The employee is expected to follow all applicable safety procedures and use appropriate personal protective equipment when performing maintenance duties. The employee shall immediately report unsafe conditions, hazardous situations, injuries, damaged equipment, or other safety concerns to the appropriate supervisor.
